The building. Three stories, 220 m² of construction on a 364 m² lot, built to Costa Rica's earthquake code. Twelve en-suite rooms and two rooms sharing a bathroom, plus a bathroom off reception. Every room has air conditioning and a ceiling fan. A common area with hammocks, a shared guest kitchen, reception, a laundry room with washer and dryer, and parking for three cars. Good internet.

The land. This is not titled land. It sits inside the Maritime Zone, and a concession has been applied for and is in process; the status is "Concession Applied." Until a concession is granted, what you buy is the building and the application, and a foreigner needs five years of legal residency to hold a concession. Ownership: In the maritime zone, with a concession application filed. Land within 200 meters of the high-tide line is held through a concession rather than full title: a long-term, renewable right granted by the municipality to use and build on the land under the local zoning plan. The first 50 meters remain public, and a foreign buyer can hold a concession after five years of residency in Costa Rica.
Utilities: Public water here comes from the community water association (ASADA), the local body that supplies most homes in the district and issues the water letters needed for building permits.
