Panica

Panica is a small residential community on the headland just north of Tambor, best known to buyers as the higher-ground neighbour of the Tambor bay. Where Tambor village sits at sea level along the beach, Panica climbs the hill behind it — meaning panoramic bay views, cooler breezes, and a quieter residential feel just five minutes from Tambor's restaurants, ferry connections, and airport.

The community is predominantly residential: single-family homes on larger lots, a handful of villas built for ocean views, and undeveloped parcels still available for custom builds. Because the area is built into the hillside, almost every property captures some view of the Gulf of Nicoya, with Tortuga Island visible offshore on clear days.

Panica is best understood as Tambor's quieter sibling. It offers the same easy airport access and calm-water beaches just below, with the residential privacy and views that the village itself doesn't have. Prices sit slightly above Tambor village for view product, but well below comparable coastal areas further south.
